Pricing Your Home Too High Most home sellers like to think that pricing their home above what other homes are listing for in their neighborhood is okay. Their mentality is that they could always lower the price later or generate an offer from a homebuyer that is less than what they are asking. This is far from the truth. This strategy is a long shot to say the least. Here's why, homebuyers carouse the neighborhood calling all the for sale signs and collect the asking prices. When they get to yours, they wonder why your home is 10-15K above other similar homes. Even though the homebuyers may prefer your home over the others, they instead move on to the next home because they think you're not motivated to sell and most likely will be difficult to negotiate to a reasonable sale's price. Also, homebuyers are most exciting about your home the first 21 days on the market. After all, it's fresh on the market and they have first shot at it. Your home has the most activity and interest these three weeks. You need to be priced right to take advantage of it. Pricing Your Home Too Low On the other hand, you don't have to worry about pricing your home too low because buyers will see your home's value compared to your asking price as a deal. Your goal is to make it to this section of the report... "SOLD". To do so, you will need to look first at the square footage of the homes that sold and compare it to your home. Next, see how many bedrooms and bathrooms they have compared to yours. You should expect your home to sell somewhere close to the other homes that are similar to your home in relations to square footage, bedrooms, bathrooms and overall condition. Pricing a home is all about supply and demand. It's part art and part science and no two agents price a home's worth the same way.
