Open House Basics To Sell Your Home

 

A great way to get your home noticed is through an open house.  Buyers love to come in and look at a home as they drive by, rather than wait for an appointment.  I recommend you plan on holding your open house on Saturday or Sunday.  Any other day of the week and you'll be contending with their everyday life and work schedules.

 

First -  you'll need to read the articles "exterior, interior and quick tips", before you schedule your open house.  You want your house to shine and these articles help you do just that.  Once your home is properly organized and clean, you want to run a small ad in the local paper letting everyone know the time and date your house will be open to the public.  Don't forget to add your telephone number, so they can call if they need directions. Do this about 3 days before the open house. 

 

Second -  you can go to Home Depot or a local sign shop and buy at least 3 direction arrows that say open house.  You'll need at least one big sign that says open house.  This one will be placed in your yard.  The others will lead them to your home.  Start placing the signs at a busy street, but not too far away from your home.  You want the homebuyers to find your home without getting lost.  You can try adding your telephone number to the directional signs, so they can call.  Also, another great tip is to take the big sign a few days before the scheduled open house and place in your yard stating somewhere on the sign that the house will be open on __________ from ___ to ___.  This lets your neighbors and drive-bys know they can stop by that day and look at your home.

 

Third -  the day of the open house bake several cookies and place them where potential buyers are aware that they are welcome to have one or several.  Also, you might want to offer a cold drink with the cookies.  You don't have to go overboard here, just have something for them to snack on while you're pointing out all the great features and amenities of your home.

 

Fourth -  you can create a simply flyer that list all the great benefits, features and amenities of your home.  If you have a digital camera, add a photo.  Don't forget to put your contact info somewhere on the page, so they can call you back with any questions they have.  Don't let them get away without getting one of these flyers in their hands.

 

Lastly, be ready for questions like:

- how much does your electric bill run?

- how long have you lived here?

- have you done any repairs to the home since you've lived here?

The list goes on and on.  Don't be surprised if you get the strangest questions from buyers.  Just be honest and answer to the best of your knowledge.  Thank them for attending and tell them to call with any questions.
