All in one quick and easy fixes to increase value and sell your home quickly. They are as follows:
Paint - Do it yourself or pay a professional. Either way, it will make a huge difference in curb appeal. Buyers love fresh paint. They know they won't have to paint for a few years and you'll gain bonus points from the homebuyers. Landscape - Inexpensive way to add the small "wow factor" from the curb. A few extra flowers and fresh mulch around the trees is all it takes. Fence - Replace broken or rotted boards. Just a couple of dollars each at Home Depot. Buyers will want it done anyways, so beat them to the punch. Water - Buy a $3 dollar sprinkler head, $5 water hose and $15 manual timer. Each morning, walk outside and turn the timer on 30 - 60 minutes and forget about it. The timer will shut everything off automatically and your lawn will reward you with a lushes green and healthy appearance. Wood Rot - Tear any old rotten boards off. Measure them and go to Home Depot and have new ones cut. Have them match the paint with a gallon or a pint and repaint. Simple and easier than you've previously thought. Carpet - Have professional come and steam clean. Have them spot treat any and all high soiled areas. It's amazing to watch that beaten down carpet start rising back to it's original state by removing all the dirt. Having the carpet cleaned is must. Walls - Buy a pint or gallon of paint that matches your walls. Be sure to know if it is a flat or gloss. If you get the opposite, you'll do more damage than good. Take your paint brush and spiffy up the scratch marks and dirty hand prints throughout your home. Kitchen - Clean everywhere you can reach from top to bottom. Cleanliness is the key. Once you've thoroughly gone through it, it will be easy to maintain a weekly cleaning schedule. Bathrooms - Re-caulk the bathtub. Buy a $2 bottle of caulk at Home Depot and cut away the old caulk and apply new caulk. You'll be amazed at how it turns out. Don't forget to clean just as good, if not better in the bathrooms. Buyers always comment on the bathrooms concerning how clean they are. By doing the above items, you should feel confident that your home will be presentable for all homebuyers. Buyers will appreciate the work you've done and will potentially move your home to the top of their list.
